A 25 ha vineyard and its Directory style residence in the Côtes-de-Blaye area.
On the sunny hillsides that look down on the Garonne Valley, in a landscape of vines featuring thick hedges and copses. Some fifty kilometres to the north of Bordeaux, with its TGV train station and Mérignac airport. All amenities are to be found in the town of Blaye, less than 10 km away, or in Saint-André-de-Cubzac, about 20 km away. Royan and the beaches on the Atlantic coast are a little more than an hours drive away.
This property spans 27 hectares of vines, 18 continuous hectares of which are laid out around the residence, surrounded by its garden. It is reached via a narrow, little-used country lane, at a distance from the secondary road. It comprises a 19th century, large, luxurious home, spanning approx. 340 m² of living space, and a group of outbuildings, spanning approx. 645 m², linked to the wine-growing activity: wine storehouses, offices, a tasting room and a staff flat. The property also includes a few older outbuildings in ruins, spanning approx. 560 m², and a neglected swimming pool.
The houseThe white stone house comprises a ground floor and an upstairs under the rafters. The facade is flanked by two turrets at the ends. On the east side, the upstairs is enhanced by the presence of three shed dormers. The house is designed so that the daily way of life is separate from that of the farming vocation. The layout of the buildings forms a private garden, communicating with the tasting room. The overall layout is such that none of the buildings are hidden from view.
A luminous, exposed stone vestibule opens into a large, perpendicular corridor providing access on either side to the rooms. On the right-hand side, a lounge, receiving the morning sun and opening on to the garden, has a white stone fireplace and old herringbone pattern parquet flooring. Straight on, a 34 m² dining room and an adjoining, modern, 20 m² kitchen, complete with a built-in barbecue, take advantage of the late afternoon sunshine. In addition, more than 30 m² include a pantry, a laundry room and a scullery.
On the left-hand side of the entrance hall are two large bedrooms, facing one another, as well as a bathroom with a dressing room area, a shower room and a separate toilet at the end of the corridor.
A wooden stairway, set between partition walls, with a varnished wood handrail and wrought cast iron balusters goes upstairs. It leads to a corridor symmetrical to that on the ground floor. With its wide strip parquet flooring, it provides access to three adjoining bedrooms, of a good size, each featuring an east-facing roof dormer. One of said bedrooms provides access to a fourth bedroom, also on the east side, illuminated via a skylight. These four rooms are flanked on either side by the two square turrets. The turret on the south side is taken up by an oratory with an arched window adorned with stained glass; that on the north side comprises a bathroom, in need of attention. On the west side, the space under the rafters, spanning approx. 50 m², is used as an attic. The gardenThe garden extends over more than 2,000 m² on either side of the house, thus protecting it with its verdant surroundings from any potential nuisances linked to the wine-growing activity. Boxwood hedges meander amidst the tall trees, including magnolia, oak and others. It communicates with a patio covered with a pergola, used for tasting purposes. This arrangement produces the effect of an inner garden combining flowers and trees as well as exotic and rustic plants. The outbuildingsThree outbuildings are used for wine-growing activities: a wine storehouse, a ...
