This property, surrounded by approx. 1.7 ha of land, including 0.9 ha planted with vines, can be reached via a little country lane from one side and via a dirt track on the other. It comprises a traditional, 18th century Chartreuse house, spanning approx. 440 m² of living space, extended by two wings set at right angles, giving a floor surface area of approx. 730 m². The house is enhanced with a swimming pool. Both house and outbuildings are laid out in a U-shape around a gravel courtyard, closed by wrought iron gates. The property includes recently converted bedrooms and premises dedicated to vine-growing.
The traditional Chartreuse houseThis square home, a traditional Chartreuse house, dates from the 18th century and spans two levels. The main north and south facades comprise 7 windows, the middle 3 of which have semi-circular arches. The upstairs is reached on either side via a horseshoe-shaped stairway with corbelling. The main, south-facing facade is flanked by two wings forming a courtyard, closed by wrought iron gates. The rear section of the residence opens on to a leisure garden, dominating the Garonne valley from a superb terrace. This garden looks out over a little field of vines and has a swimming pool that was installed in 2016.
The ground floor is laid out in three through bays. It is accessed via the central section, the door to which is framed by the outside stairway. The entrance hall leads straight on to a first bay taken up by a large lounge, featuring herringbone parquet flooring and a two-tone, marble fireplace, adorned with two characters evoking figureheads. Moulding enhances the walls and the ceiling. On the left-hand side of the entrance hall, with its stone stairway, is a large 64 m² dining room with parquet flooring, exposed beams and a large fireplace.
On the opposing side, a vestibule opening on to the garden provides access, on either side, to two bedrooms laid out on the facade, each having its own shower room and toilet.
After the stairway, a door opens into the west wing, once an outbuilding, taken up by the main living space. A vast, fully fitted kitchen was installed in 2013 in the outbuilding. It opens on to a small terrace. At the back are a boiler room and a laundry room. At the front, in the west wing, a small breakfast area, with exposed beams and stone walls, comprises five tables grouped around a wood-burning stove. This room provides access to a block with bathroom and toilet facilities for disabled persons as well as a leisure area with a sauna and a double shower. A wooden stairway provides access to the attic which could be converted.
After the dining room, an office and a tasting area open on to the courtyard.
Upstairs, above the dining room, is a family suite comprising two bedrooms, one of which features an imitation sky, and a large bathroom fitted with an Italian-style shower and a spa bath. A large vestibule adorned with a Louis XVI style white marble fireplace takes up the central section. It provides access at the back to a large bedroom with its dressing room and its modern bathroom as well as an additional bedroom, complete with its own separate bathroom and toilet. This bedroom features an open, pink marble fireplace and moulding enhanced with floral garlands. Each room has parquet flooring and moulded framing around the doors as well as fireplaces that still have moulding. The two ...
